What is a rent repayment order (RRO) ?A rent repayment order (RRO) in the UK is a legal order that required a Landlord to repay a tenant a portion or all of the rent they have paid for certain offences. The Offences The offences are: using or threatening violence for securing entry into premises, under s.6 Criminal Law Act 1977 illegal eviction or harassment, under s.1 Protection from Eviction Act 1977 failure to comply with improvement notice, under s.30 Housing Act 2004 failure to comply with prohibition order, under s.32 Housing Act 2004 breach of banning order, under s.21 Housing and Planning Act 2016 having control of, or managing, an unlicensed property, under s.95 Housing Act 2004 (as amended by para 4 Sch. 9 Housing and Planning Act 2016) having control of, or managing, an unlicensed house in multiple occupation (HMO) under s.72 Housing Act 2004. How much compensation could I get ?A rent repayment order (RRO) in the UK is a legal order that requires a landlord to repay a tenant a portion or all of the rent they have paid. This is typically used when a landlord has committed a serious housing offense. If a tenant successfully applies for an RRO, the landlord may be ordered to repay up to 12 months' rent. This can be a significant amount of money, especially for tenants who have been struggling with the cost of living crisis.

How long do I have to apply ?The application for a rent repayment order must be made within 12 months of the date that the offence was been committed. The maximum amount of compensation you can seek is 12 months rent.

What if I moved out of the property ?You can still bring a claim as long as you moved out of the property less than 12 months ago.

My landlord may serve notice on me if i apply?Our most famous question and you have no reason to worry. A 'revenge eviction' is a form of retaliation that court’s view with severe disapproval. Landlords who engage in this practice may be subject to higher rent repayments and could also be issued a 'Banning Order.' Landlords are legally required to comply with specific regulations. Failure to do so will result in consequences. The result of a rent repayment order usually results in landlords taking legislation more seriously and increasing the upkeep of your home. The Government have Introduced protection for tenant's against retaliatory eviction where they have a legitimate complaint and stopped Landlord's from serving an open-ended eviction notice at the start of a tenancy.

What is the likelihood of a successful claim ?We look at Rent Repayment Orders on a claim-by-claim basis. We will never encourage you to lodge a claim if we do not think you will win the claim. We remove the potential of personal confrontation and help the landlord to focus on negotiation as a way to settle the matter quickly.

What do we need from you ?We just need you to get into contact and we will walk you through the process. We will have an initial discussion, ask a number of questions and will then request certain information from you, thereafter.

What are your fees?You are not required to pay any of fees upfront. All our work is conducted on a no win no fee basis. This means that we will only get paid if you receive compensation for your claim. Our fees are calculated on an agreed percentage of the amount that we recover for you. Our fees are 30% of any successful outcome, minus court costs, subject to a minimum fee of £400.00.
